What does LumberSet actually do?
You upload the PDF plan set a builder sent you. LumberSet reads every sheet, builds a structured model of the building, and computes a complete lumber takeoff from it using your yard's estimating standards. You match the lines to your catalog, price them with your own prices and margin, and send your customer a branded quote as a link and a PDF.
Which drawings can it read?
PDF plan sets for wood-framed buildings: floor plans, framing plans, roof plans, structural notes and schedules. Every sheet in the set is read, and each wall, opening, floor system, roof plane, beam, post and hardware callout links back to the region of the sheet it came from. Clear, complete sets give the best result, and anything the reading is less sure about is flagged so attention goes there first.
How accurate is the takeoff?
We do not publish an accuracy percentage, because one number would hide what matters: whether you can check the work. Every line shows its arithmetic and links to the sheet it was read from, so an estimator can verify any quantity in seconds. LumberSet reviewers, who are estimators on our staff, check takeoffs, and their corrections make the reading better over time.
Does AI come up with the quantities?
No. AI is used for one step only: reading the drawings into a building model. The quantities are computed by a deterministic rules engine, the same arithmetic an estimator does by hand. The same building and the same standards always produce the same takeoff, and every line shows how it got its number.
Does it replace my estimator?
No. It takes the counting off their desk. Your estimator sets the standards, checks the takeoff, corrects anything the drawings left unclear, and spends the saved time on pricing, substitutions and the builder relationship. Their knowledge ends up written into your yard's standards instead of living in one person's head.
Will it use my SKUs, my stock lengths and my prices?
Yes. Your estimating standards set the stud spacing defaults, waste factors per material, header rules, precut studs and the stock lengths you carry, and quantities are packed into those lengths. Takeoff lines are matched to the items in your own catalog and priced with your own prices and margin.
What does it cost?
$200 per quote at launch. There is no monthly fee, no seat license and no contract. A quote is billed when its takeoff is released to your yard, and editing or re-pricing it afterwards costs nothing extra. Yards quoting at volume can ask about billing plans with a monthly fee and included quotes.
Who can see my drawings, catalog and prices?
Your yard, and nobody else's. Everything a yard uploads or enters is private to that yard. LumberSet reviewers and support staff can open a plan set when they need to review a takeoff or help you. Drawings are never used to train models unless you opt in.
Do I need to install anything or talk to sales?
No to both. LumberSet runs in the browser on a desktop, a tablet or a phone, and you can sign up and upload a plan set on your own. If you would rather talk first, write to us and a person will answer.
