    Set up your yard

    You, once

    Sign up on your own: there is no sales call to sit through first. Create your yard's workspace and invite the people who quote.

    Set your estimating standards: stud spacing defaults, waste factors per material, header rules, precut studs and the stock lengths you carry. Sensible defaults are in place, so you can start with them and tighten them as you go.

    Add your catalog, so takeoff lines have something to match to, and your branding, so quotes go out under your name.

    Your time:A one-time setup. After this, every project starts at the next step.

    Create a project and upload the plan set

    You

    A project is one construction job for one customer. Create it, pick the customer, and upload the PDFs the builder sent you, as they are.

    Files go straight from your browser to private storage. A revised issue of the drawings later on is simply a new plan set on the same project.

    Your time:About as long as attaching files to an email.

    LumberSet reads every sheet

    Each page is rendered and indexed as a sheet, with its number, title and kind: floor plan, framing plan, roof plan, section, schedule, notes and so on.

    AI reads the sheets into a building model: walls with lengths, heights and stud spacing, openings, floor systems, roof planes, beams, posts and hardware callouts. Every element keeps its evidence, the sheet region it was read from, and a confidence.

    Your time:None of yours. This stage runs without you.

    The rules engine computes the takeoff

    A deterministic engine, not AI, turns the building model and your estimating standards into takeoff lines, each with its derivation: the arithmetic behind the quantity.

    Net quantities become order quantities: waste is added per material, and pieces are packed into the stock lengths you carry and rounded to sellable units.

    A reviewer checks the takeoff

    A LumberSet reviewer, an estimator on our staff, checks the takeoff against the drawings, starting where confidence is lowest. Anything they change is recorded as a correction with its reason.

    You choose the review mode. Gated: takeoffs wait for review before they are released to you. Audit: takeoffs are released at once and reviewed afterwards.

    Your time:None of yours. In audit mode you are not waiting on it either.

    The takeoff is released to your yard

    This is the billable moment, and the only one. Open the takeoff, scan the groups, and open any line to see its arithmetic and the sheet behind it.

    If the builder told you something the drawings do not show, change it. Correct a wall height or a stud spacing and the whole takeoff recomputes instantly.

    Your time:A check, not a recount. Low-confidence elements tell you where to look first.

    Match to your catalog and price

    You

    Takeoff lines are matched to the items in your own catalog. Confirm the matches, swap a substitution where you would on any quote, and price with your prices and margin.

    Your time:The part of quoting that deserves your judgment. It now gets most of your time.

    Send the quote

    You

    Your customer receives a branded quote as a link and a PDF. When prices move or the builder changes their mind, edit or re-price it and send it again. That never costs anything extra.

A word on timing

Hours instead of days is the goal, not a stopwatch promise.

How long a takeoff takes depends on the plan set: how many sheets, how complete the framing information is, and whether your yard has takeoffs wait for review. We would rather tell you that than print a number we cannot stand behind on every project.

What does not vary is where your own time goes. You are not counting studs. You are checking a takeoff that shows its work, pricing it, and talking to your builder.
