Waiting on a yard's estimator, or on your own, is where bids slip. What the lumber package costs should be a fact you hold, not a favor you wait for.

A budget is not a quote.

The budget estimate is a budget. It is priced from a reference price book, not from any yard's prices, and lumber prices move by region and by week. The budget tells you the size of the package. The yard's quote tells you its price. Never bid the budget.

The yard's quote is the price. The number that belongs in your bid is the one a yard puts its name to. LumberSet does not sell lumber, does not set prices and takes nothing from what you buy.

Reading can be wrong. AI reads the drawings, and drawings are incomplete. That is why every element links to its sheet, every quantity shows its arithmetic, and a reviewer checks the takeoff before it reaches you. Check it the way you would check a sub's count: the low-confidence lines tell you where to look first.

It does not replace your judgment. The takeoff is materials, counted from the drawings. Labor, delivery, tax, site conditions and what the owner will change in week three are yours to price, as they always were.

Questions a builder asks first.

Do I need a lumber yard account?

No. You sign up as a builder, upload your plan set and receive the takeoff, the budget estimate, the request for quote and the exports in your own workspace. The yards you send a request to answer it on a link. Nothing about your account depends on a yard.

Is the budget estimate a price I can bid?

No. The budget estimate prices the takeoff from LumberSet's reference price book so you know the size of the lumber package before any yard has replied. It is a budget, and it is labelled as one. The price is the quote a yard sends back, and that is the number to bid.

Can my yard see my other suppliers?

No. Each yard receives its own link and sees only its own request and its own reply. A yard never learns which other yards you asked, what they replied, or what the budget estimate said. Only you see the replies side by side.

What if a quantity is wrong?

Correct it. Change the element the line came from, such as a wall height, a stud spacing or a header size, and the takeoff recomputes at once with the arithmetic updated on every affected line. Corrections cost nothing, and the reviewers learn from them, so the reading of the next plan set is better for it.

What does it cost?

$200 per released takeoff, and the first one is free. There is no monthly fee, no seat license and no contract. It is the same price a lumber yard pays. Correcting the takeoff, re-sending the request for quote and re-exporting are all free.

What happens when the architect issues revised drawings?

A revised issue of the drawings is a new plan set, and the takeoff run on it is a new released takeoff, billed as one. Changes you can make yourself, such as a wall height, a spacing or a substituted material, recompute the existing takeoff instantly at no charge.

Who can see my drawings?

Your workspace, and the LumberSet reviewer who checks your takeoff. A yard you send a request to sees the material list it is asked to price, not your other suppliers and not their replies. Drawings are never used to train models unless you opt in.
